How We Transform Rentals So Fast
Most Landlords Think Fast Means Sloppy. We Prove Otherwise.
If you’ve ever managed a renovation, you know how quickly timelines can spiral out of control. What starts as a quick refresh can easily turn into three months of delays, frustration, and missed rent cheques. Disorganized contractors, missing materials, and unclear scopes drag the whole process down, and with it, your cash flow.
That’s why we built ReDeal.
Our 30-day renovation guarantee isn’t just a talking point. It’s the result of a system designed specifically for landlords who want reliable, high quality results without losing months of income. It’s a system we’ve refined over dozens of Ottawa rental projects.
So how does it work? Here’s a behind the scenes look at how we renovate rentals quickly without cutting corners or blowing your budget.
Why Rental Renovations So Often Go Sideways
Most landlords will tell you the same thing. A typical rental renovation takes anywhere from six to ten weeks, and that’s assuming everything goes smoothly.
But it rarely does.
Contractors juggle too many jobs. Trades show up late. Materials are delayed or arrive damaged. Permits stall. Communication breaks down. While all that’s happening, your unit sits empty, collecting dust and draining income.
According to CMHC rental data, the average two-bedroom in Ottawa rents for around $1,800 per month. Every extra week your project drags on is rent you’re not collecting.
Most contractors aren’t set up for speed, especially in the rental space. But ReDeal is.
What Makes ReDeal Different
The difference is focus. We renovate rental units. That’s it.
We’re not flipping luxury homes or doing one off bathroom remodels. Every part of our process from the pricing and planning to who we hire, is built for rental properties that need to be upgraded quickly and listed with confidence.
We don’t use subcontractors from a rotating list. Our full-time team, including Ish, Bob, and Ben, only work on ReDeal jobs. That means no scheduling conflicts, no miscommunication, and no waiting around for people who don’t understand the pace of rental work.
Everyone is on the same page. The goal is simple: a rent-ready unit in 30 days.
What Actually Happens in 30 Days?
Our process follows a four week schedule that’s been tested repeatedly. It’s not theory. It’s a system that works.
Week 1: Planning, Demo, and Materials
After the scope is finalized and you choose your finish package: Light & Bright, Mid-Tone Slate, or Dark & Dramatic, we order all materials immediately. No guesswork, no hoping things arrive later. Deliveries are scheduled before demo begins.
We clear and prep the unit, and the full crew is lined up and ready. Because we’ve done this so many times, we already know how to stage the work properly. You won’t hear “tile didn’t show up” or “we’re still waiting on the electrician.”
By the end of the week, your unit is prepped, materials are on site, and the game plan is locked in.
Week 2: Electrical, Plumbing, and Framing
This is where we get into the bones of the space.
Ben, our electrician, begins the rough-ins immediately. He’ll update wiring, modernize panels, and prep for new fixtures. Any necessary plumbing or framing changes happen in parallel.
This is the phase where problems tend to show up in older buildings, but that’s why we handle inspections and updates early. If there’s an issue, we catch it now, not at the end.
We also keep you posted with updates and progress photos, so you’re never in the dark.
Week 3: Flooring, Fixtures, and Finishes
Now the transformation starts to show.
Bob installs tile, kitchen cabinets, vanities, and everything else that brings the space together. Paint goes up. Doors, trim, and lighting get installed. We lay luxury vinyl plank flooring and finish out the space according to your selected package.
This is usually the point where landlords walk in and say, “I can’t believe it’s the same place.” And they’re right, it’s not the same place because it has had the ReDeal reno.
Week 4: Final Touches and Walkthrough
In the final stretch, we focus on details.
The unit is cleaned top to bottom. Any final adjustments are made. If we’re helping with light staging, it happens here. Then we invite you to do a walkthrough, in person or virtually.
If something’s not right, we fix it.
And if, for any reason, we go over the 30-day timeline, we cover the rent until it’s ready.
Why We Move Faster Than Most
There’s no secret. We don’t move fast because we rush. We move fast because we’ve removed the mess that slows most contractors down.
In a typical renovation, trades step on each other. One finishes, but the next can’t come for a week. Materials arrive late. Calls don’t get answered. No one’s really driving the schedule.
We fixed that.
ReDeal has a full-time team that only works on our projects. They know the flow. They understand the finish packages. They’re used to working in sequence, not in chaos.
This isn’t faster because we skip steps. It’s faster because nothing gets in the way.
Real Example: A 2-Bedroom in Hintonburg
A landlord brought us a two-bedroom unit in Hintonburg that hadn’t been touched in over 20 years. The rent had dropped to $1,350 and it had been sitting vacant for nearly two months.
We applied our Dark & Dramatic package and completed the renovation in 28 days.
The new rent was $1,795. The unit was leased four days after it hit the market.
“The turnaround blew me away. I barely recognized the place, and neither did the tenants. I’ll never renovate with anyone but ReDeal again.”
— Jason, Ottawa landlord
Is This the Right Fit for You?
If your unit is:
Sitting vacant
Stuck with outdated finishes
Getting ignored by good tenants
Underperforming on rent
Then you don’t need another drawn-out reno. You need a clear process that delivers results in under a month, without the usual stress. You need ReDeal.
